What To Expect &
How To Prepare

What To Expect

  • The inspector evaluates the home's condition to identify defects, safety concerns, and needed repairs.

  • You (and your agent) can attend the inspection—this is a great opportunity to learn about the home.

  • A detailed report with photos and recommendations is provided within a few days.

  • The inspection helps guide negotiation or future repairs—not necessarily a pass/fail test.

How To Prepare

  • Hire a qualified, certified inspector (you can ask your agent for recommendations).

  • Plan to attend the inspection and ask questions during or after the walk-through.

  • Review the inspection report carefully—flag any major or safety-related issues.

  • Discuss findings with your agent to decide on repair requests or renegotiation.

  • Don’t panic over small issues—no home is perfect, even new builds.
