What To Expect​

  • A licensed inspector will evaluate the home’s condition, including structure, systems, and safety.

  • The inspection typically lasts 2–4 hours, depending on the size and condition of the home.

  • Buyers and their agent may attend the inspection.

  • The inspector will check all accessible areas: attic, basement, crawl space, roof, electrical panel, HVAC system, plumbing, appliances, etc.

How To Prepare

  • Clean and declutter your home to make inspection smoother.

  • Ensure all utilities are on (water, gas, electric) so systems can be tested.

  • Provide clear access to the attic, basement, crawl space, electrical panel, HVAC units, and water heater.

  • Unlock gates, garages, sheds, and utility closets.

  • Replace burned-out light bulbs, test smoke and carbon monoxide detectors.

  • Fix minor issues (e.g., leaky faucets, loose railings, squeaky doors).

  • Label or document repairs/upgrades you've made.

  • Plan to be out of the house during the inspection, including pets.
