What To Expect

The inspection typically lasts 2–4 hours, depending on the size and condition of the home.

Buyers and their agent may attend the inspection.

The inspector will check all accessible areas: attic, basement, crawl space, roof, electrical panel, HVAC system, plumbing, appliances, etc.
How To Prepare

Clean and declutter your home to make inspection smoother.

Ensure all utilities are on (water, gas, electric) so systems can be tested.

Provide clear access to the attic, basement, crawl space, electrical panel, HVAC units, and water heater.

Unlock gates, garages, sheds, and utility closets.

Replace burned-out light bulbs, test smoke and carbon monoxide detectors.

Fix minor issues (e.g., leaky faucets, loose railings, squeaky doors).

Label or document repairs/upgrades you've made.

Plan to be out of the house during the inspection, including pets.
